    The following Final Terms are available for viewing:


    Final Terms dated 28 August 2008 (the "Final Terms") relating to the issue by Swedbank Mortgage AB (publ) of EUR1,000,000,000 5.00 per
cent. S.O. Bonds due 2010 (the "S.O. Bonds") pursuant to the EUR25,000,000,000 Medium Term Note Programme for the Issuance of Debt
Instruments and S.O. Bonds (the "Programme").

    The Final Terms contain the final terms of the S.O. Bonds and must be read in conjunction with the Prospectus dated 21 May 2008, and the
supplemental Prospectus dated 17 July 2008, relating to the Programme. The Prospectus, as so supplemented, constitutes a base prospectus for
the purposes of Article 5.4 of Directive 2003/71/EC. Full information on Swedbank Mortgage AB (publ) and the offer of the S.O. Bonds is only
available on the basis of the combination of the Prospectus, as so supplemented, and the Final Terms.
