             EARLY REDEMPTION OF THE #35,000,000 10.25 PER CENT.

                     FIRST MORTGAGE DEBENTURE STOCK 2012


Albemarle Property Investments PLC ("Company") is pleased to announce that at
the extraordinary general meeting of holders of #35,000,000 10.25 per cent.
First Mortgage Debenture Stock 2012 of the Company ("Stock") the proposal for
the early redemption of the Stock, as set out in a circular to holders of
Stock dated 11 May 2001, was approved.


The trustee has therefore today entered into the fifth supplemental deed
giving effect to the proposal for early redemption.  The Company will exercise
it power to redeem the Stock on Wednesday 6 June 2001 and the Company has
applied for the listing of the Stock on the Official List to be cancelled at
the close of business on Wednesday 6 June 2001.
