Hartford Group plc ("Hartford" or the "Company")

The Company announces that it has today issued 256,410 Hartford shares,
conditional upon their admission to trading on the Alternative Investment
Market of the London Stock Exchange ("AIM"), as part consideration for the
purchase of a restaurant site in Loughton, Essex.  The net consideration for
the site is #450,000, of which #300,000 is payable in cash (#245,000 upon
exchange of contracts, which occurred on 4 April 2000, #10,000 on 24 August
2000 with the balance payable on 9 October 2000) and #150,000 in Hartford
shares payable in three equal tranches, of which the first tranche was issued
today, at 19.5p, with the second and third tranches to be issued on 7
September 2000 and 9 October 2000 (the anticipated completion date).  The
number of shares to be issued in connection with each tranche will be
determined with reference to the closing middle market price of a Hartford
share on the day immediately preceding the date that each tranche is issued.

The purchase of the Loughton site follows the completion of the purchase of
the site in Ascot (announced on 3 July) that occurred on 11 July 2000.  The
total consideration for that site was #150,000 payable in cash and an
additional #37,500 to be satisfied by the issued of 220,588 Hartford shares
six months from the date of completion, calculated with reference to the
closing middle market price of a Hartford share on the day immediately prior
to the completion date.

Application has been made for the 256,410 Hartford shares issued today to be
admitted to trading on AIM; admission of those shares is expected to become
effective on 4 September 2000.  Application will be made for the further
Hartford shares to be issued in connection with the purchases of the Loughton
and Ascot sites at the time that those Hartford shares are issued.
