PROPERTY TRANSACTION


At the AGM on 15 June 2006, the Company announced it had received an offer for
its Norwich freehold site which was no longer required for trading purposes. On
16 November 2006, the Company made a further announcement that discussions with
the local planning authority had taken longer than expected and that the Board
anticipated some delay before contracts could be exchanged.



The Board is pleased to announce that it has now renegotiated the terms for the
sale of the property and completed the sale. The Company has received an initial
consideration of #729,000.  On receipt by the purchaser of final planning
permission, the Company will receive a further payment, depending on the number
of dwellings created, which the Directors expect will bring the total
realisation to approximately #1.3 million, the same total consideration as
previously indicated.
