                       THE WESTBURY PROPERTY FUND LIMITED

                  NOVATION OF INVESTMENT MANAGEMENT AGREEMENT


The Board (the "Board") of The Westbury Property Fund Limited (the "Fund")
welcomes the announcement today of the proposed acquisition of Berrington, the
Fund's investment manager, by The Medical Property Investment Fund Limited.  The
Board believes that Berrington will be significantly strengthened by this
acquisition and is satisfied that Richard Burrell, Nigel Rawlings and Ben
Browne-Clayton will remain fully committed to providing investment management
services to the Fund.  The board has given its unanimous consent and the Fund
intends to enter into a novation agreement in relation to its investment
management agreements.
