     Recommended Offer by Collins Stewart on behalf of Erinaceous Group plc
                       for Hercules Property Services plc

Over 90 per cent. acceptances under the Offer

On 22 October 2004, Erinaceous Group plc ("Erinaceous" or the "Company")
declared the Offer for Hercules Property Services plc wholly unconditional
following Admission of the enlarged group to the Official List and to trading on
the London Stock Exchange.

Erinaceous also announces that, as at 3.00 p.m. on 28 October 2004, valid
acceptances of the Offer had been received in respect of a total of 17,567,477
Hercules Shares, representing approximately 90.66 per cent. of the issued
ordinary share capital of Hercules.

Accordingly, Erinaceous intends to exercise its rights pursuant to the
provisions of sections 428 and 430F (inclusive) of the Act to acquire
compulsorily the remaining Hercules Shares to which the Offer relates.

Notwithstanding the proposed dispatch of compulsory acquisition notices,
Hercules Shareholders who wish to receive their consideration under the Offer
without delay, should accept the Offer by following the procedure for acceptance
set out in the Offer Document and related Form of Acceptance. Any Hercules
Shareholder who has any questions, or require a further copy of the Offer
Document or Form of Acceptance, should telephone Capita IRG on 0870 162 3100.
